Redoing your landscape? Better do it for your own pleasure because you can't count on how much your investment will pay off.

That's the conclusion of a University of Florida researcher who conducted the first-ever scientific study of the value of upgrading landscaping around single-family homes. Variables such as lot size, plant type, plant spacing and overall design all played roles in how much money homeowners could expect to get back come resale time.

"More than anything, homeowners should landscape their homes for their own enjoyment," said Bob Degner, director of the Florida Agricultural Market Research Center at UF's Institute of Food and Agricultural Sciences. "You might come close to doubling your money when you sell, or you might recover only a fraction of your investment, but the investment payoff shouldn't be your primary motivation." Survey of home owner Landscaping views

Ninety percent of home owners agree that having a well-maintained lawn improves property values; but only 12% would use a hypothetical $5,000 windfall to upgrade their home landscaping.

That's just one of the surprising results from new consumer research released here by the Evergreen Foundation. The foundation's adherents say this new research on consumer attitudes demonstrates how important it is for the Green Industry to begin a proactive public relations campaign to educate consumers on the value of well-maintained green spaces.

The foundation began the kickoff of fundraising for its "Get Green" PR initiative at the Green Industry Expo here with a press conference to release the results of October 2003 research into consumer knowledge and attitudes towards the Green Industry. One thing that did seem fairly certain, according to the study: Freshening up your yard makes homes sell faster -- 15 days faster in one case.

"Getting a $100,000 home off the market two weeks faster is important," Degner said. "Even at today's relatively low interest rates, it could save $300 or so in interest as well as reduce the seller's anxiety level." Trees and plants reduce pollution and improve air quality

The buffering and filtering effect of plants and trees has been the focus of joint
Research from Southampton University and Southampton General Hospital in Great Britain. The leaves of trees and plants have been shown to remove gaseous pollutants, aerosols and dust from the atmosphere.

In addition, they intercept the particulates from diesel fumes, which are linked to chronic respiratory problems. Plants also remove carbon dioxide from the atmosphere, leading to a direct improvement in air quality.
